Tax Increment Financing (TIF) is a special funding tool that uses growth in the estimated value of property to fund businesses that promote community repair and redevelopment projects in blighted districts.

  • Streamlined TIF program - Provides expedited access to valuable grants for the improvement of industrial, commercial, retail or residential mixed-use properties in Tax Increment Financing (TIF) districts citywide.
  • TIFWorks - Funds workforce-training costs for companies located in City of Chicago TIF districts.
  • Small Business Improvement Fund (SBIF) - Provides funds for repairing and remodeling facilities to small industrial and commercial businesses within certain TIF districts.
  • Laboratory Facilities Fund (LFF) - Promotes the growth of second-stage technology firms in select City of Chicago TIF districts by providing grants to help construct lab space.
